As of today, all co-op members should be picking up a packet which contains the draft of the park rules and by laws. Non-members my join and receive a packet.

How many tenants have joined the co-op now that it's almost settled?
Two days ago we had 276 in the past two days at my house another 15 joined giving us 291

I also think cats should be allowed outside. I have 2 cats ( which I had before I moved in here ). One has always been an outdoors cat, and sneaks out every opportunity he gets. The other doesn't care if he stays in or out. Cat's enjoy being outside in the sun...it's their nature. They also help out with rodent control, and are clean animals. If shots are up to date, and they have a collar on, I say let them go out! My neighbor has 2 cats that would go crazy if they had to stay in the house! We're loosening up the rules for the dogs, so let the cat's have their day too, and make everyone happy!
What do you mean "you need to choice some of the people who receive letters to be on the board"
All the board members were voted in by the members. Members had a sign up sheet for comittees. No one received letters to participate. So I really don't understand what this means. Please explain?

Received the packet & saw the section regarding "Pets". Keep the dogs out of the park. VOTE NO. They bark, they bite, they dig holes, & they burn up the grass with their bodily functions. Vote NO against the dogs in this park. The way it stands now, the current park rule regarding NO DOGS ALLOWED is being BROKEN by several tenants. I have seen Jack Russells, Poodles, Chihuahuas,Dalmation. Who is going to pay the pet insurance in the event the park gets sued by a guest that has been bitten? Why should our rent go up to cover the pet insurance? VOTE NO AGAINST ALLOWING DOGS!
well, its apparent that your not a dog person. many people have dogs and i have yet to ever see one off a lease or touch the ground. The owner of the dog should be the one that is responsible for the dogs actions not the park. I think allowing dogs is fine, as long as the owner clean up after it. EVERY other park in this area allows dogs, why should we be different. you can vote no, but alot of people are going to vote yes.
you said you picked names out of a hat, i hope we will get to vote on these people you are choosing out of a hat? I have heard you will be catching up all past do accounts, will the tenants have to pay us back or do they get a free ride?
VOTE NO for dogs in this family style park. This park has all ages & walks of life which makes us unique. Our park doesn't need to be like all the other parks. Our park has the opportunity to remain unique & special. How many tenants are breaking the current NO DOG RULE as of this moment? Why do we want 300 barking dogs in this park? Why should we carry the added burden of paying for pet insurance to protect our park from being sued? Let's keep our upcoming lease amount at $415.00 monthly instead of more to cover pet ins. By keeping dogs out, children will be able to continue to play in peace & not in fear of being attacked by a dog. VOTE NO TO DOGS!!!
To all the tenants that say dog's are not allowed they need to read the rules again. This park has always allowed dogs. I bought into this park because I could have a dog and I will aways have one. Where are the dog lovers? Kids and teenagers can be more noisy then dogs. Just because you don't like dogs too bad. There are more dog lovers then you think in this park. I think all the cats need to be cleaned up that are outside. The park rule currently states that no pets {cat or dog} can touch the park grounds. We can have a dog up to 35 pounds.
I love dogs, in fact I can't think of an animal I don't like, but I do not think they should be allowed in the park. Imagine if every household had one dog. That would be over 392 dogs. There are already people with several dogs in their house. I know of one house with four dogs. I have also seen people walking their dogs in the park. People don't follow the rules now.
Many years ago dogs were allowed in Lindenshire, and it had gotten so bad that the town wanted to make us hire our own dog officer at over $60k a year. Also, with dogs comes added insurance prices, and law suits. I am not willing to pay higher lot rent so someone else can have a dog.

the person that wants to vote no to dogs.....did you actually read the rules? the new rule states that the dogs can not be left outside unattended and brought in if they start to bark. there is no problem with dogs!!!! not everyone in here is going to get one just because the rule changed. THE OWNER IS RESPONSIBLE FOR THE ANIMAL AND IT WILL NOT EFFECT THE RENT!!! Give me a break!! your on this kick about pet insurance, its the OWNERS responsibility to get that, not the parks...pet insurance is not something regular insurance companies have, its for animals health. I am reviewing the draft of rules packet that we received earlier this month. Section IV Sites: There is no mention of maintaining the post office boxes. Every week, newspapers are discarded on the steps & left to blow around. This is a bad, lazy, & disrespectful habit shown by some tenants. We have the opportunity here to keep our park special & unique. It's a shame to see this happening. Let's add #10 : Discard/ Dispose our own junk mail at home not at the post office. Have respect for the park & keep it from looking like a dump.
I want to thank the board of directors for providing us with a copy of the draft rules before we vote on them. You folks have taken the time to "walk" us through this major step we are taking in purchasing the park. Every tenant in this park will be affective as we become the new owners. Let's keep the park clean & avoid becoming a dump.
In reviewing of the copy of draft rules, I am looking at the Vehicles Section: How will the park enforce the unregistered vehicles in the park? I have seen several vehicles without current license plates & tags.....

I am curious: if the dogs allowed section is approved, what happens with the current over the weight limit dogs? How will this be enforced? Will all dog owners come forward & leave their name on a list with the board of directors so we know what type of dogs are in the park?
I do understand an increase in lot rent. What I wish to see is an increase of 20, 20, and 25 dollars over the next three years instead of a $65 jump in one month. Many of us are here because of our financial status. This large increase is going to hurt many of us. At the current rent of $350 the monthly revenue is $137,200. Maybe I do not know everything required to operate a co-op, but 137 thousand sounds adequate. We are joining to keep costs down. This increase is just too steep.
Now to address the dog issue, I have a dog, and I signed a separate pet lease here at Lindenshire in order to have my dog. If anyone is curious about the current rules on dogs, simply go to the main office and inquire.

Please clarify, what you mean "picked names out of a hat".
The only situation that I know of, that required the use of a "hat" was when the Park Rules committee was created. There were way too many people that signed up than would have made for a decisive group. Close to a dozen signed up. The loan fund recommended that number be brought to 5, other wise the debating from a dozen opinions would have taken many more hours than anyone could stand. So they were randomly picked; at least 6 folks witnessed the picking. That group created the draft of the park rules, that you should have received by now. March 24th the members will vote on these rules. They're still subject to change if the majority of the membership wants.
Members nominate and vote on who is on the board of directors. Anyone that cares a lot about this park and is in tenant in good standing; isn't a delinquent payer of rent, is suitable to serve on the board
or serve on the various committees to keep things running smoothly. We need people to volunteer and take some pride in their share of making this community work. It's best if you have the ability to look at and care about the big picture.
Regarding 'people not paying'... NO ONE will get a free ride. This Co-op cannot afford to be lax from collecting everyones share of the rent. It will be pursued as vigorously as Mr. Kaufman has.

I don't know if you were able to attend the earlier member meetings.
A financial proforma sheet was given to all attending members with most of the actual costs and some were guesses because the current owner wouldn't share his financial records. It was open to discussion by all. The bottom line is the selling price of the park is so high; and to finance it (still at the lowest rates we could find) forces mathematically the rent to be set where it ends up being set.
We all can sympathize with the difficulty of adjusting to the coming rent increase. It's mathematically necessary to set it there. The good thing is it shouldn't have to go up 4-10% every year If It was owned by someone trying to make a profit. Maybe only 1 to 1.5% year to keep up with inflation on maintenance costs.
Are we going to refinance in like 5 or 10 years to try to keep rents low. I haven't heard anything about the pool. Are we going to have responsible people this summer because last summer was a joke the pool was closed many days due to poor help. I would like to help out and possibly be on the board. Please keep dogs in the park. Dogs are not a problem in the park. I have lived here less then a year and everyone is very responsible with their dogs. Cats are a different problem. Too many homeless cats. I have 2 indoor cats.
We shouldn't have to refinance for 20 years...Unless we're forced to do some massively expensive infra-structure work that we can't save for.
So far the board hasn't addressed the pool situation. It's likely well need volunteers to monitor the pool. We all share in making the park work. So far a few are working very hard donating their time, effort and resources to establishing the Co-op. And many are shrinking back from helping, even a little bit. So If everyone at least started thinking about volunteering or made themselves willing to volunteer in some way when the opportunity presented itself, we could have a nice, well run park.
Please keep in mind there will be a difference if the members vote for the new dog rules. Current rules don't legitimately allow for dogs to be outside. But people have them in their homes. We hear estimates of 100 to 200 dogs may be in the park. Many are anxious to be allowed to have them outside. It does make one wonder if so many are willing to have dogs despite that the current park owner doesn't really want them in here, (he just tolerates the fact that they're inside folks homes), what will renters do next... will they ALL respect the new rules? A non restrained dog could make a neighborhood unpleasant...never mind several.
Up until 1998 the current owner DID allow dogs outside just like the new rules are proposing. The question to ponder is: What went on that caused him to no longer allow dogs to be outside? Something to think about.
I commend Vic for signing he name to his entry! Vic I wish the lot rent didn’t have to be as high as it is. I have lived in this park my entire adult life. I have made many dear friends that I know this will be a terrible struggle for them. The performa I showed you is what our bills will be. There is no profit margin on that page. Unfortunately It is what it is. If we broke down the increase over a few years we wouldn’t be able to pay our bills. We have had help from many professionals to work out what we need to survive and that is exactly what it is SURVIVAL. I am back on my ulcer medicine because I to worry about this. I wish I could make this easier ..

Questions to fellow tenants: Who paid for the Draft of Rules packets that were made & distributed? How much did it cost? Where did Co-op get the money? Who paid for the use of the gym for the last 2 times we met trying to make this a co-op? How much did it cost? At the last 2 meetings, I saw sign language being done. Were those services donated? Or did they have to be paid for? If so, where did the money come from? Nothing is free in this day & age. .....
All dog owners should not be penalized for the mis-deeds of some.
We should vote "yes" to allow dogs to be on their owners property and at all times be leashed.
Remember, that the rules are subject to change by the membership. We can re-visit the rule in a year. If it is not working to everyone's
satisfaction, then we can vote to go back to the "old way" if that is what the members want.
some of your members on the "rule making board" are on it for reasons they should not be, as a paying owner i feel our homes should not be intrusted in some of the not so "paying homeowners" you have chosen and please don't tell me you have checked these people out, a few are there so they can do as they wish, and i know for a fact that are breaking some of these tentative rules know!!!!!
as I remember the voting, it was moved, seconded and put to a vote to accept the Pet section as on the draft. At that time there was obviously no problem with our having a quorum present. It was only when it was moved and put to a vote to accept the entire rules as drafted that it was found that many left after the acceptance of the pet section. Thefore, if the secretary correctly recorded the sequence of events, we have already voted to allow the dogs per the draft. And at the next meeting we would pick up from there. It will be interesting to see if the minutes correctly show the sequence of the votes.
Once the park ownership passes from Mr.Kaufman to us, then Mr kaufman, the Kaufman set of rules, or the Kaufman managerial style no longer exist for the new co-op. The board of directors are not `empowered to put a new set of rules or use the previous set (Kaufman rules) without a vote of the membership. This has not been done as yet due to lack of quorum.
