- The Park 'By Laws' have been written.
- The Park 'Rules' have been written.
- The Engineering firm Proven & Lober is scheduled to inspect the park.
10am-1pm, at the former High School Talbot Gymnasium.
At which the Park By Laws and Park Rules will be discussed and
voted on by all the members as well as the final budget and lot
rent will be established.
It is VERY important that at least one person from each member
household attend. Some folks want to implement new rules, to
suit their prefered life style. That is their right to bring to a vote
before the whole (attending) membership. In the end the final
rules will be decided by the members. Even if you don't mind the
current rules we live under, in Lindenshire, you should not
neglect attending. There are some that would like to change
things; The end result may not be something your satisfied with.
Remember: This is our community. It's up to us to consider the
long term effect any changes will bring to the Quality of Life,
Peacefulness of our neighborhood and the Attractiveness of living
here. If we want it to be like that, each family must respectfully
follow the same sensible standards.

Why is the rent going up so high. I thought with going co-op the rent was going down. Where is the benefit?
How are all the park rules decided already without it being a co-op? Co-op is supposed to be better. Where is the benefit? Rent is supposed to go down. Who is making the profit? I can't afford over $400 rent. That's crazy

Current park renters were invited to join the co-op. The purpose of the co-op is to buy the park from the current owner. As he had already had plans in place to sell to the Morgan group for 15.6 million dollars, we have no choice but to pay at least that amount. Fortunately Mr. Morgan didn't get in a bidding war and try to raise the price he was willing to pay. Since 15.6 million is a lot of money to finance, it will take a rent increase. If Mr. Morgan bought it, he would incur the same costs as we will, as well as make a return on his investment. 5-10% a year is not out of the question for him. We are planning to pay for our financing and run the park at the cost of actual expenses, subject to inflation of course. The one making the profit is the park owner. He is cashing out in a big way. We experianced a rent increase of 3-4% over the recent years which in hind sight wasn't to bad. But we have to "pay-up" to get control of it. Inflation may cause the cost of rent to be 1 to 1 1/2% annually. So we may not have to raise it every year and when we do it won't be as dramatic., as if Mr Morgan owned it. The costs to run the park will depend on everyone co-operating, respecting park rules, being moderate in their habits, low water usage, paying thier rent promptly etc. If One wants to blame the cost of rent it all stems to the selling price the owner wanted and wouldn't negotiate any lower. If he was willing to sell it for half that price, yes we could possibly have it go down. I know it's "crazy" but I don't of any other choice, I wish there was.
As far as park rules are concerned, a draft has been written and will be delivered to all subscribing members. for their consideration at least 10 days before the March 24 meeting date. The members at the meeting will discuss, (amend or change if they want) and vote on the final version. That is when they are finally decided.
I have not joined the co-op yet and would like to. Can I just bring a check to the March 24th meeting? I have not been able to attend other meetings. Also how much is the rent going to be and when does it start?

The initial Joining Fee is $25. out of a total of $400. to be a full member in good standing. of which $10. per month of ones monthly rent from the beginning of the new ownership, will be applied to ones membership account. Once one sells their home and moves out they're entitled to receive that $400. back. The new buyer will pay the full amount up front upon moving in.
The current projection for the rent is $415.we were projecting, based on the expenses and the interest rate of the financing from Citizens Bank...(actually the biggest varible). But somethings we didn't know what the actual costs were; the owner wouldn't divulge that. And has recently divulged to His and Our Lawyer, under the stipulation it not be shared publicly...meaning to us on the board. Therefore, the final cost of the rent is subject to change slightly until the end of the transaction...slated for April 2nd at the latest.
As far as the rules are concerned. I think that there needs to be one inparticular rule that needs to be changed. Every other park around here allows dogs and the owners are allowed to walk thier dogs in the park, let them run around the yard. I dont think its fair to older residents to have to pick up their dog, put them in the car, go elsewhere to have the animal do thier business and then carry then back into the house when they return. It was my understanding that if you had a dog in this park, it could not touch the ground. Granted we rent the lots, but come on now. If they clean up after the dog, let us let the animal go in the yard. it would make things easier for the older residents. I have relatives that live in Sherwood Forest and they rent the land, the owner of that park is a jerk, but he allows his residents to walk the dogs and lets them keep them outside. Our rule needs to change. Its not fair.
As far as the other rules...we will see, i mean i think its great that we are a co-op now, would like to fence in my yard, but who knows.
the rent going up...where can anyone live these days for 400 a month???? noplace. i like it here and i have no intentions on moving. Its cheap living and quiet. Rent going up is a concern but again...find a place that is 400.00 to rent and ill shake your hand and wish you luck.
Just for the record, I hope you're rounding down in your own mind the lot rent at $400. The only publicized lot rent amount was $415. At member meeting of January 3rd we went over the projected costs to purchase and maintain the park. Unless those numbers change either up or down, that is what one should expect.
The rules will be discussed and changed if that is what the majority want at the March 24 meeting.
I agree, It is a relatively quiet place to live and affordable as far as the NH seacoast is concerned.
Yes, I rounded it down in my mind...but still 415.00 is not bad!! And i am sure there will be new rules and stuff that we all need to agree on and some that may have to be re-written. Will we be getting a copy of them before the meeting to look at? That would be good, that way we can make notes on them to discuss at the meeting

Yes! we're assembling an information packet for all the members this week. Some should get their packet this weekend however no later than Wednesday the 14th.
We need volunteers to help distribute the packets. They need to be placed in the hands of a responsible adult at each member household.

thanks for the compliment. I have an "open" attitude when it comes to this. I mean, for someone else to come and take our park away from us is unheard of. Looking forward to the packet (hope the dog rule changed!!!)and i wish i could help hand them out, but i can't. Can't wait till this is over with and see how the changes affect us, yes, people may have doubts but this is our "home" and some things need to change. Some changes may be bad, some may be good, but in order to get them to be good, we ALL need to agree on them. The ones with doubts need to think of the future and if the costs go up, then we are all affected. Sorry, I am just babbling now...so i will stop :)I'm good at expressing myself on paper and emails, but in person...im quiet, so you will probably not hear me talk at the meeting.
After the $400 is paid is the rent going down to accomodate that and are the people that are just renting and not joining the co-op going to pay more rent? What will their rent be?
The membership fee of $400 will take some time to pay down if $10 per month of the rent is going toward that. Here's the Math:
$400. Be a full member.
-$25. First time joining fee
----------
$375 Balance
37.5 $10. payments
12 months in a year = 3.125 years.
With inflation pressing on maintenance costs it's not reasonable to expect the cost of rent to go down....until the mortgage is paid off...30-35 years from now.
The non member rent will be much higher. $100. month higher.
Being a member is a better deal.
while i was picking up my mail this morning, i noticed a sign that said the draft has been written and to pick it up. No problem there, but i thought they were being handed out door 2 door. i'll go by on my way to work, its only down the street. Cant wait to see what the draft is like. I hope we can all come together as a community and agree on things, if not it would make things harder than they already were.
I think that cats should be allowed out also, as long as 2 conditions are met.
1. They have to be spayed/neutered.
2. They must be up to date on all shots, and the owner must have the paperwork to prove it.
do you really want cats outside? i have this one mangy looking thing that comes in my yard and gets in my trash. personally, i have indoor cats. But good point about having the paper work to prove they are fixed, mine are not, but they are both females and do not go outside. I feel safer with them in the house. I noticed that the dog rule changed and we are now allowed to bring them outside on our lot, doesnt say anything about taking them for walks tho, so i am curious about that. I think its better this way, i feel bad watching my older neighbors have to pick them up and take them someplace else. I give you 5 "kudos" for changing that rule :)
Are we going to be allowed to walk a dog in the park? It's not written that way in the paperwork. If we are allowed to walk a dog in the park it needs to be specified that way. What happens to all the leftover cats that don't seem to belong to anyone? It seems like people have moved out and left cats. The SPCA needs to collect up abandoned cats.
The paperwork didn't mention anything about the pool. Is the pool going to stay open and are we going to have better people in charge of watching the pool? The pool was closed quite a few days last summer because of bad help. I hope we get better employees down by the pool this year. Also can we remove the chain so we can drive down to the playground area with children. I've almost driven into the chain because I didn't see it. The pool is already fenced in and you don't need the chain. I would like to use the playground in the fall when it's not as hot.
i agree with you, the chain is dangerous and needs to go...what if some poor kid riding his or her bike didnt see it and went into it. I also think that walking the dogs within the park should be allowed, people do carry "baggies" with them when they walk.
unfortunately, my husband and i can not attend. I threw out my back and cant sit long and i need him home for me. We looked over the rules, nothing major seemed to have changed. We do however vote yes on the dog rule. We think its great to be able to take the dogs out in our yards, its going to make it easier on the older residents. I trust that the board will take that into concideration when it comes time to vote.

We sat in the Meeting on Saturday March 24, for 4 hours.. Was very sad to see all the people that left early. Now the rules will not be changed til Sept.... I personally feel that the vote should have been approved with over 50% of the people that showed, rather than of the total members. They had plenty of notice to be able to show at the meeting or stay at the meeting. Why can we not have mail in votes or call a special meeting using the percentage from the people that show... If these people are not interested in showing or voting, then i feel they should not be counted..... Remember this is just my personal opinion but sometimes that can make thing happen..... I do agree with letting the dogs outside.......
