WE are now are responsible for this park.

Hello fellow co-op members.

As of 2 PM today we finished the signing of dozens of documents for Citizens Bank and NHCLF as well as documents between the attorney's of Kaufco and ERMHPC.

The signing started at 11 AM and went on for 3 hours (they gave us a few breaks to rest our signing hands...wink)

A few tenants had already started to make out checks to Exeter River MHP Coop. but Mr. Kaufman couldn't deposit them. Some even paying the new rent rate of $415.00! We appreciate the eagerness to pay the new rate, however it is not required until July 1st. The current rent is still 350.00 (+ 25.00 late fee If not posted to your account by the end of the day on 5th of the month)

Any payments from now on should be made out to: Exeter River MHP Coop.

The after-hours drop off is not used for the time being: Everyone needs to come into the office and to leave their payments, to assure they're done correctly. We'll all be signing new rental agreement forms; legally required as we are now under new ownership. We're under Kaufco's rules until a majority vote for new rules this coming April 19 at the former Jr. High Gym.

Were trying to make this transition go as smooth as possible. There's a lot to keep track of and change over from the previous owner. After this Friday, the office number at 10 Vincent St will be 778-0865. You might make a note of that. (Mr Kaufman needs the Lindenshire number.)

We ask everyone to be patient and co-operate with the rules and laws that govern this park. Offering to volunteer or assist will go further to make this a better place. Set the example and your neighbor will too. This is quite a responsibility we have now. It will take willing people to care about the conditions and viability of this place, our home.

Fantastic!! I hope we can all come together and make this the biggest Co-op in the state something to be proud of!!!

Why can't we use the drop off box to pay our rent? The office is not open when I get out of work. Do we start paying membership fees for May or are we waiting till July to add the $10 in our rent? Are the office hours going to change for people that have to work beyond 4:00pm? There arn't many people that are home before 4:00pm.

never mind....had a brain cramp...make out checks to new name and then start the 415 july 1st. i get it now :) Had to read it again.

YAY!!! we are owners now!!! Where do we get these forms that need to filled out? will they be available at the meeting next thursday? I belive that we are the BIGGEST co-op park in new hampshire now..right? your right cindi, its something to be proud of!!!

Now, lets all get over these few rules next week and relax! I already circled my answers :)

can you please post office hours. I leave for work 8:30 am and get home 7:00 pm. may be impossible to take rent inside office. THANKS....Nadine..... WAYLAND CIR....

Sandy is generally at the office from 9:30 to 4:30 However, quite often she's there sooner and therefore leaves sooner.

They took the cover off the payment drop box. It was Marks idea to have it covered...to stop the mistaken payment problem to Lindenshire.

You may pay member dues anytime.
The minimum is $10 per month. Some people have opted to pay it all at once and get it over with.

Some 327 homes have joined so far and made the initial $25. payment and have a $375. balance to pay off to become a full member. You'll get the $400. back if sell your home and leave. The new renter will have to pony up the $400. right away to become a member of the co-op.

I thought that the member fee was coming out of the rent at 10.00 a month? we have to add it to the payment?

I found out I had it wrong for several months on that detail. Yes the member fee is added to your rent if you'd like to pay it monthly.
so 415+10 or whatever higher amount you'd like.

I don't think the NHCLF made it crystal clear when they explained it the first meeting. and with the budget meeting.
I thought it was just me that thought it was part of the rent payment.
Whatever...

We have to embrace this responsibility and make it work. It will get easier as time goes on.

Thanks for clearing that up :) i'll just add it to the rent, it will be easier for us.

The new forms we have to fill out...where do we get them or are they going to be available at the meeting?

Regarding the forms:

I know we're all supposed to fill them out. I guess I'm giving a heads up on the blog, I thought we were doing it right away, the 'second' the park changed hands; there's so much to do in this transition period.


We'll see...maybe they'll be ready at the next meeting.

We'll let everyone know at some point, somehow.

I just saw this in WMUR's website...

EXETER, N.H. -- The residents of an Exeter mobile home park have purchased the land under their homes in the largest deal of its kind in New Hampshire.

The Exeter River Manufactured Housing Cooperative bought the Lindenshire Mobile Home Park last week for $15.6 million. The 89-acre park is home to 392 households.

Chris Clasby of the New Hampshire Community Loan Fund said the sale gives residents security because they won't have to worry about the park being sold and will have control over their rents.

The loan fund provided the group with a $3 million second mortgage.
